The Entire Picture

The purpose of this page is to provide you with a full overview of the project in order to speed up your due diligence process. Please contact Klaus directly if you need anything else.

Architectural

The entire developments is for 11 units. 8 of them have the same 2400 sqft footprint. The last 3 are still tbd.

The third building is meant to have the same footprint and foundation as building two. Drawings need to be submitted to the county for building permits. I had some rough drawings developed but have come to the conclusion that a two story solutions is the better way to go. The plans would need to be adjusted for that. Please not that one unit of the final three needs to be fully accessible.

Appraisal

An appraisal has been done on 6/4/24. It came in at 675k for the corner units.

Surveys

The condo map has been done recently but has not been filed yet. Any future buyer gets to decide which route he wants to take. Please see the HOA docs underneath as well.

A full as-built survey will be available shortly.

Permits & Inspections

We have COs for the first 3 units. Units 4 and 5 should have COs by the end of September.

Units 6-8 have passed the sheathing inspection. The HVAC, electrical and plumbing is mostly installed and could be ready for inspection soon.

Units 9-11 have not been started yet.

2-10 Insurance

2-10 agreed to underwrite the foundation and structure for the buildings for a small fee. This eliminates any foundation or structural risk for any future buyers.

HOA Documents

This is a townhome development on a condo plat. I had a full set of HOA documents drawn up by Altitude Law.

They can all be accessed here.

These documents have not been filed. It is up to the buyer to decide the future course of action,

Budget to Completion

The budget to completion is broken up into three phases.

The budget included a 250k reserve. I believe that this line item can be eliminated with proper planning and a fast execution,

Units 6-8 can be completed within 4 months (or less).

Units 9-11 could be done within 9-10 months after pulling the permits.

There is plenty of material on site for future construction already. About 45-50k worth of HVAC equipment are here: condensers, CERVs, heads (mini splits), branch boxes, linesets, hybrid water heaters for units 6-8.

All other material on site is included in the sale. We will simply remove our tools and personal items from the site.
